Timber over the balcony

A timber pergola over each upper balcony, with vertical screens on the exposed corners. It is what stops three houses of the same shape reading as three of the same house.

Frameless glass balustrades

Glass on every balcony, so the fronts stay open rather than being closed in by solid walls.

Parking underneath

Each house parks under its own first floor, which keeps the cars off the shared paving and gives every unit its own front door.

And again, next door

The third house, set back off the shared paving. Same detailing, same finishes, built alongside the other two rather than one after another.

The second job we did for the Chigariros, and a different sort of problem to the first one, House Braeview. Three separate houses on one property, each a little over two hundred square metres.

Three houses at once is not three houses one after another. The trenches go in together, the slabs are cast together, the brickwork rises together. It is more to hold in your head at any one time, but it is far quicker than building them in sequence and it means one delivery, one pump, one crane hire does three houses instead of one.

The photographs run from July 2025, when the site was nothing but trenches and stacks of brick, through the slabs and the pours and the roof timbers, to three finished houses. Drag the slider below and it is the same patch of ground.

Each house parks underneath its own first floor and has its own front door off the shared paving. Timber pergolas over the upper balconies with vertical screens on the exposed corners, and frameless glass on every balustrade. Same detailing across all three, which is what makes them read as one development rather than three houses that happened to land on the same erf.
